1. Acceptance

By using solbyicg.com (the "Site") you agree to these Terms. If you do not agree, do not use the Site. The Site is operated by PT Aussie Core Builders.

3. Purpose of the Site

The Site is a marketing presentation of the SOL Nusa Dua villa development. It does not offer or sell securities, take payments, hold customer funds, or provide a user account. Its function is informational and to forward inquiries to our sales team.

4. No investment, legal, or tax advice

Information on the Site is for general illustrative purposes and is not financial, investment, legal, or tax advice. Any return, occupancy, or value-growth figures (e.g. "projected returns from 12% annually", "~30% value growth during construction") are forward-looking estimates based on stated assumptions about the Bali short-term-rental market and operational management. Actual outcomes can be materially different and may also be lower. You are responsible for your own due diligence and for engaging your own qualified advisers before committing to any purchase. Any binding terms (price, area, payment schedule, ownership structure, ROI assumptions) will be set out in a separate purchase agreement signed offline; the Site itself is not a contract or offer.

5. Content and intellectual property

All content on the Site (texts, images, video, logos, layout, source code) is owned by us or used under licence. Personal, non-commercial viewing is permitted. You may not copy, reproduce, redistribute, modify, scrape, or build derivative works without our prior written permission, except as expressly allowed by mandatory law.

You must not:

• use the Site in violation of any applicable law
• attempt to bypass, probe, or stress-test security controls
• scrape, crawl, or harvest content with automated tools
• upload or transmit malicious code, exploits, or spam
• impersonate another person or misrepresent your identity
• use the Site to compete with or replicate the SOL Nusa Dua project

7. Inquiries you submit

When you submit the contact form you confirm that the information is accurate and you consent to be contacted by phone, WhatsApp, email, or other messengers about your inquiry. We may decline to process or respond to any inquiry at our discretion (e.g. if we suspect fraud or abuse). Form submissions are forwarded to a private Telegram chat operated by our sales team — see the Privacy Policy for details.

8. Third-party services on the Site

The Site loads strictly necessary functionality on its own and uses Google Analytics, Vercel Analytics, and Vercel Speed Insights only after you opt in. Form submissions are delivered through the Telegram Bot API. Each third party processes data under its own terms; we are not responsible for the operation of those third-party services.

9. Disclaimer and limitation of liability

The Site is provided "as is" and "as available" without warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. To the maximum extent permitted by applicable law, PT Aussie Core Builders, its affiliates, directors, and staff will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits or revenues, arising from your use of the Site or any inability to use it. Nothing in these Terms limits liability that cannot be limited under applicable law (e.g. for fraud or for personal injury caused by negligence).

10. Governing law and disputes

These Terms are governed by the laws of the Republic of Indonesia. Any dispute arising out of or in connection with the Site that cannot be resolved amicably will be referred to the competent courts of Bali, Indonesia, without prejudice to any mandatory consumer-protection rights you have in your country of residence.

11. Changes to these Terms

We may update these Terms when the Site or applicable law changes. The current version date is shown at the top. Material changes will be flagged on the Site. Continued use of the Site after a change means you accept the updated Terms.
